Sharing knowledge with foreigner buyers in Singapore
Foreigners generally cannot buy Good Class Bungalows (GCBs) in Singapore. Landed property, particularly GCBs, is strictly reserved for Singapore citizens. While Permanent Residents (PRs) may apply for approval under the Residential Property Act, such approvals are exceptionally rare, with no approvals granted to foreigners for GCBs since 2021.
Key Restrictions for Foreigners on GCBs:
- Approval Required: Foreigners must seek approval from the Land Dealings Approval Unit (LDAU) of the Singapore Land Authority.
- Exceptional Contribution: Approvals are only considered on a case-by-case basis, usually requiring, at a minimum, a 5-year PR status and “exceptional economic contribution” to Singapore.
- No GCBs Approved Recently: No approvals have been given to foreign purchasers to acquire GCBs since 2021.
